Pace Island sits at the northern end of Fleming Island, on the Doctors Lake shoulder of ZIP 32003, Clay County. It is a gated community, and it is noticeably older than the big build-outs further south — which means the appliance work here is dominated by one thing: the kitchen has already been renovated once, and the second renovation is now overdue.

Retrofit kitchens have retrofit problems

A kitchen laid out in the late 1980s or early 1990s was designed around the equipment of that era. When it was updated fifteen or twenty years later, the cabinetry usually stayed and the appliances changed. That leaves a specific and very recognisable set of conditions:

• Openings that are close, but not right. Column refrigeration is sold in fixed widths and needs specified clearances at the top for heat rejection and at the hinge side for door swing. An opening trimmed to fit the previous unit is frequently a half-inch short somewhere. We measure the opening — height, width, depth, and the reveal on both sides — before anything is ordered.
• Panels heavier than the hinges were rated for. Custom-panel columns and integrated dishwashers carry real weight on their doors. A door that will not pull fully onto its seal, or one that falls open instead of holding, is a hinge or spring assembly under load, not a gasket.
• Circuits inherited from the previous appliance. This is the big one. A cooktop position that was gas in 1992 has a 120-volt convenience circuit and a gas line, not the high-amperage dedicated circuit a full-width induction cooktop needs. When an induction surface browns out under load or trips at boost, the first measurement we take is at the terminal block.

The lake changes the air, not the water

Doctors Lake is tidal. It connects directly to the St. Johns, and the water in it is brackish rather than fresh. Pace Island is not in the ocean-front salt-air band — that band is twenty miles east at the beaches — but a house on this shoulder of the island sits in air with more moisture and more salt in it than a house on US-17, and over a decade that shows up as condenser fin corrosion, hinge pin seizure and pitting on exterior stainless.

The practical version: on a lakeside kitchen we clean and inspect condensers on every visit rather than only when someone complains, and we check the fin pack for corrosion loss rather than just for dust.

Humidity does its own damage indoors. Condensation on the inside of a wine column door means the door is not sealing. Condensation on the outside of the glass means the room is sitting at high humidity, which in an August kitchen near the lake is entirely ordinary and is a house problem, not an appliance problem. We will say so rather than replace a door that is working.

Parts, and what the plate decides

In a kitchen that has already been renovated once, the appliance in the opening is usually newer than the cabinetry around it and older than the owner remembers. The model and serial plate settles both questions at once. It decides which board revision, which harness, which fan assembly and which door hardware the unit takes, and on built-in equipment those change mid-production without the model number changing with them.

Photograph that plate when you book. Where a part has been superseded and needs its harness adapted, where a component is only sold as an assembly, or where the platform is far enough out of production that nothing is coming, we would rather tell you before the visit than while standing in your kitchen. On a Pace Island retrofit that one photograph changes the estimate more often than anything else you can send us.

Power

Roughly 68 thunderstorm days a year, and a housing stock old enough that the service panel may predate any surge protection at all. Control boards, cooling fans and touch interfaces are what we replace after storm season.
